Why are house inspections important?

The house buying process has some components that many people in Gainesville do not believe they need to deal with. According to CNBC, the house inspection portion of the home buying process was skipped by 10 percent of house shoppers. That means at least 90 percent of buyers are getting inspections before completing their real estate transactions.

Inspections are beneficial for both the seller and buyer. For buyers, it gives them more information about serious property defects. They can use that information to negotiate a better purchase price and seller concessions. Sellers benefit by using inspection reports to make repairs and improvements to make their properties safer and more valuable. Here are a few common major defects that house inspections can uncover that highlight the importance of property inspections.

Foundation trouble

Not all signs of foundation problems are evident until a professional property inspector discovers them. Concrete cracks, sloped doorways and foundation leaks usually indicate the need for foundation repairs. Foundation repairs can be expensive.

Roofing issues

One of the most expensive improvements homeowners can make is repairs to their roofs. When they neglect their roofs, the insides of their homes become vulnerable to wind, rain, dirt and animals and other hazardous outside elements. The roof is one of the most important features house buyers look for when deciding if they should make an offer or look elsewhere at other properties.

The inspection process is an important part of the selling and buying process. Without a professional inspection, sellers cannot make repairs and improvements to improve their property’s values and buyers will not know what they are going to get.
